Preparing the Property for the Photoshoot

Listing a property in the Seattle area for sale can be stressful.  From the listing appointment, prepping the property, to going live, there are many things that need to be taken care of. Let us help you ease some of the work.  

To assist you and your sellers for a seamless photoshoot, here are tips and recommendations for getting the property ready for photo day.

  • Have the rooms ready — Tidy up and declutter every room to be photographed.
  • Remove or hide items the sellers do not wish to be seen in the photos such as family photos, personal items, etc.
  • Turn on lights and replace burnt out lightbulbs.  *Tip – have all light bulbs the same color and temperature. 
  • Clean all surfaces including the floors, counters, mirrors and windows.  
  • Open window coverings to show off the view and brighten the space.
  • Have all needed work done prior to photo day to make the home standout — painting, repairs, cleaning and staging.

Exterior

  • Show off the house with curb appeal – clear the driveway of vehicles, mow and rake the lawn, hide trash and recycling bins.
  • Spiff up and sweep the front porch, deck and patios.
  • Clear furniture of debris, set out furniture cushions.
  • Uncover a spotless grill, fire pit, hot tub and any special features to highlight.

Living Room / Family Room / Bonus Room

  • Straighten and fluff-up cushions, pillows and accessories.
  • Tidy bookshelves, coffee and side tables, and fireplace mantels.
  • Hide items such as tv remotes, space heaters, toys.

  • Clear counter tops as much as possible to show off the counter space.
  • Clear the exterior of the refrigerator of items like notes, magnets, pictures, containers.
  • Remove or hide trash cans, pet food dishes, and other items that may be distracting in the photo.
  • Clear the sink of dishes.

Bedrooms

  • Make the bed and fluff up the pillows.
  • Clear surfaces of miscellaneous items like the night stand, dressers and window sill.
  • Remove or hide personal items.
  • For kid’s rooms, declutter and organize toys and other play items.

Bathrooms

  • Clear the counter, shower and tubs of miscellaneous items such as soap, toothbrushes, cosmetics, shampoo bottles, etc.
  • Remove or hide the trash can.
  • Replace towels with fresh, clean matching towels.
  • Close the toilet seat cover

Other Space

  • Tidy and declutter the laundry room and mud room
